Picks by Ricks: Sun City Summerlin

This new section assists you in learning what models are most favored by me and ordinarily would be those recommended to you in the absence of our discussion of your specific needs and wants.  Since there are 37 models built by Del Webb/Pulte and about 120 resale listings at any one time, my picks should help focus your search.  Please contact me for a personal tour of the community, its community assets, its home locations and their orientations. Just for fun and since this is an Olympics year, I rate the picks by medals.  I use two categories: mid-range for sizes and list prices and higher range for sizes and list prices. (Think of Olympic wrestling scoring weight categories.)  There are smaller and lower priced homes, but I feel most clients are likely to be more comfortable in the medium size or larger. However, for those who are willing to downsize from family homes, Sun City Summerlin currently has 11 homes listed under $200,000.  Some of these smaller homes are attached and some are detached.  All SCS homes are single story (as are those in SCA.)

Lightweight Division: (mid range sq. footage and mid price of homes)

Gold Metal: Royale Model 1,519 sq. ft.

Points scored because: An area just inside the entry is a dining area which can be converted to a den. The kitchen is separated from the dining nook by a triangular kitchen counter.  From the nook, a door leads to the covered patio, while a separate door leads from the master bedroom to an additional patio area.  The second bath is adjacent to the second bedroom.

Silver Medal: Versailles Model 1,680 sq. ft.

Points scored because: There is a combination of nook and Nevada room.  The Nevada room is separated from the living room by a full-height wall. The dining area of this model can be converted to a den. 

Bronze Metal: San Marino Model 1,613 – 1,653  sq. ft.

Points scored because:  While the San Marino model has a dining room convertible to a den, doing so reduces the size of the living area.
Contestant Weigh-ins  (List prices):  Prices vary with location, orientation, view and upgrades.  These models are listed as of 7/9/16 at $229,000 - $289,000.  The gold metal winner is lower priced than the two other medalists. 

Heavyweight Division: (higher range of sq. footage and price of homes)

Gold Metal: Wendover Model 2,577 sq.ft.

Points scored because: Home is large with an attractive price range. The living room begins on one side of the entry with both living and dining areas, Next to the dining area is the large Nevada room plus a nook, both of which are adjacent to the kitchen. The master bedroom has a sitting area. The master bedroom and the second bedroom have good separation from the public areas. The 3rd bedroom is in the center of the home, making it quite accessible for use as a den.

Silver Medal: Matera Model 2,115 – 2,210 sq. ft.

Points scored because: The Nevada room and the breakfast nook share kitchen access, with the counter facing the nook. The master bedroom "en suite" is linear with linear closet. A hallway separates the master suite from bedroom 2 and 3 - each with its closet, plus the two bedrooms share a dressing room in the hallway. The garage has a golf car parking area. Some listings have a second master bedroom "en suite" instead of bedrooms 2 and 3.

Bronze Metal: Aristocrat Model 2,819 sq. ft.

Points scored because: Master Bedroom "en suite" is large - with a sitting area, a large walk-in closet and large bath area. The utility/laundry room is nearby, as is the garage with its golf car parking and large 2 car garage. The dining room is separate, in the center of the home, with its own hallway. There is a second master suite and a large bonus room with its private entry from the front courtyard.

Contestant Weigh-ins (List prices): Prices vary with size, location, floor plan, orientation, view and upgrades. At 7/9/16, the Gold Metal winner Wendover model begins at $450,000 and rises to $625,000. Silver medalist Matura ranges from $400,000 to $450,000 and the bronze winner Aristocrat was weighted down an the contest with a price tag of $600,000 to $700,000.
