Why Live In Sun City Anthem?

Location: In the southern Henderson foothills of Las Vegas Valley, Sun City Anthem (SCA) is accessed from the north by Eastern Ave, to Anthem Parkway and from the west by Volunteer Blvd near the St. Rose Parkway from Interstate 15 and South Los Vegas Blvd (and M Resort.) Sun City Anthem is immediately adjacent to Anthem Country Club on its east and Inspirada on its west.

Distinction: Sun City Anthem was recently named the Most Luxurious Age-Qualified Community in the U.S. by 55 Places, a national Age-Qualified Website.

What is Age-Qualified for Sun City Anthem? At least one member of the resident household must be at least 55. No person under 19 may reside longer than 60 days per calendar year.

Size: 7,144 homes. First new homes were completed and sold in 2000. Last new homes were completed and sold in 2007. Resale homes usually average about 140-160 in number. (about 2% of all homes.) All homes are single story; all have at least 2 car garages; all have at least 1 ¾ baths; all have at least 2 bedrooms.   Of the 7,144 homes, 6,982 are detached while 162 (2.3%) are two unit townhomes.  Homes range from 1,160 to 3,175 square feet and from $180,000 to $1,199,000. Many resale listings are in the $250,000 to $400,000 range.

Amenities within SCA : MANY. There are three community centers, two championship length golf courses,  a self-storage building, and a branch station of the Henderson Fire Dept. with its 24/7 EMT unit. 

Community Centers

The Anthem Center: The largest of the three community centers, the Anthem Center is 77,000 square feet (almost 2 acres of building!) and has a spectacular view of one of SCA’s golf courses and the Las Vegas Strip. The center is open M-F 5:30 a.m. -10 p.m., and Sat-Sun 5:30 a.m. - 9 p.m. The Anthem Center includes a restaurant (open to the public), a large ballroom, large meeting rooms, a gallery with extensive tiles games and card game playing tables and pool tables, a TV area, a coffee kiosk, two computer rooms including a computer classroom, a sewing/quilting room (with a “long arm”), a ceramics room (with kilns) extensive fitness facilities, day locker facilities, a large indoor lap pool with indoor spa.  Above the indoor pool is a walking/jogging track (15 laps to the mile.) There is also Serenity at Anthem Day Spa with massage and beauty salon services. Outdoors at the Anthem Center is a handsome, large pool with lounges, tables and shade umbrellas and another spa.  Reportedly, this spa has the best view of the Strip of any spa in Las Vegas Valley
 
Independence Center: Open 6:30 a.m. to 10:00 p.m. weekdays, 7:30 a.m. to 9:00 p.m. weekends, the 31,000-square-feet Independence Center is home to 300-seat Freedom Hall, a performing arts facility with comfy, stationary, assigned seats and a box office outside the entry doors. The Independence Center offers many amenities including: group exercise and dance classes located in the two aerobics rooms, a professional-like billiards room, the arts and crafts club with its 11 specializations, the fantastic woodchips club’s woodworking facility with quite a variety of machines. The side wings of the building house Channel 99 TV station for about-community information, the community patrol which patrols the community and can communicate with the Henderson Police if rarely necessary. Its free services include offering vacation house checks and escort of nondrivers to grocery shopping.  The center of the U shaped building contains covered seating and a covered stage.  Outside the Anthem and Independence Centers are 8 bocce courts and 7 tennis courts.

Liberty Center: Open M - F: 5:30 a.m. to 9 p.m., Sat-Sun: 5:30 a.m. to 7 p.m. The Liberty Center is the newest facility in Sun City Anthem. With 22,000 square feet, it houses an indoor lap pool, an indoor warm water therapy pool plus an outdoor pools and spa.  It has multi-purpose rooms. Locker rooms, and a fully equipped exercise room with TVs on the treadmills, elliptical machines and stationary bikes.  The green energy standards building design of this facility makes efficient use of resources and energy through the utilization of sustainable, renewable and regional products. Warm water group exercise classes are available on a month-to-month basis.
Outside the Liberty Center are tennis courts pickleball and paddle tennis courts.
 
All community centers are available to all residents.  Activity cards are issued to all resident households.  For owners, the cards are included at no additional cost.  Rental residents pay only $25 each person for the life of the lease (minimum 6 months required lease) or annually for multiyear leases.  Members may purchase for the guests that accompany them daily guest cards for all community facilities for $5 for one day or $25 for 16.  The 16 do not expire and may be used for multiple guests.  Children guests 5 and up can swim only in the Anthem Center outdoor pool 10-12 and in the indoor pool 12-2.

More Reasons to Live in Sun City Anthem

The Revere Golf Course: Sun City Anthem contains two championship length courses running through it: Lexington and Concord . The two courses, and the Revere Golf Clubhouse are open to public play and are privately owned (so that the SCA HOA has no maintenance responsibility or cost.)  SCA residents get the lowest greens fees and pay no membership fees.  Residents' golf cars are permitted (SCA is completely golf car permissible), and Revere furnishes electric cars included with the significantly discounted greens fees for residents and their accompanying guests.  The restaurant and lounge in the clubhouse are oen to the public.  I recommend the service, menu and views overlooking the putting green and pond to the Strip.

Clubs:  NOTE:  For a brief description of each of the 50 SCA clubs go to Bruce’s Blog post on the subject dated 9/9/14.  There are currently fifty clubs (yes 50!) at Sun City Anthem. SCA club membership dues range from $5 to $20 per person per club per year.  The 50 clubs, extensive facilities, well maintained grounds and views combined to get the “most luxurious” national rating, BUT the HOA dues are only $275 per quarter -- $1,100 per year – a true bargain.  That’s truly luxury at an economical price.

Neighborhood:  Nearby just down (north on) Eastern Ave. is The District with many excellent restaurants and stores leading to the classy Green Valley Ranch Resort  with its gaming, entertainment, multiple restaurants and a buffet plus a 10 screen movie theatre.  Also down Eastern Ave. a few blocks is the highly rated Dignity Health St. Rose-Stanford Hospital and Clinics.  Sharing the parking garage is Del Webb Medical Office Building.  Between Sun City Anthem and this medical complex are many more medical offices. 
West from SCA on Volunteer is the Henderson Municipal Airport and then the handsome M Resort.  Both the Strip and McCarran Airport are only about a 15 minute drive. 

Conclusion

So, move here!  Play cards, then swim some laps.  Change to casual clothes at a day locker.  Get your lawn chairs (and wine if you want) from your car. Come to the Anthem Center’s expansive rear lawn to listen to a concert featuring a tribute band.  Get a hamburger from Café V’s outdoor booth.  Dance on the lawn or sidewalk if you wish. Or, just mellow out in your lawn chair and look at the Strip lights in the distance past the bandstand as you discuss with new neighbors and friends your sagacious choice to move here.
